At the same time, inventory has grown, with active listings up a bit and months of supply climbing sharply by nearly two-thirds, signaling conditions that favor buyers more than a year ago.
In the latest August snapshot, typical home values are around $268,000 and median list prices are slightly lower, and both measures have eased a few percent from July. Even with softer prices, sales activity has cooled, as homes sold fell by about 10 percent month over month and pending sales dropped more than 25 percent, pointing to slower buyer follow-through.
Market pace has shifted as well, with median days on market down from July to 56 days, yet sale-to-list ratios are hovering just under 100 percent and only about 1 percent of homes closed above asking.
