November’s finalized data reported the typical value of a home in the city to be $217,450—up 55.68% over the previous 12 months. For comparison, county-level data pegged home values at $299,900 in Gregg County for the most recent reporting period. That number is expected to float around $312,850 in December.

Gladewater had 8 new listings and 4 listings that went under contract in November, increasing the area’s total available inventory to 45—up 2.27% from the previous month. Inventory is projected to have further increased in December.

Of those 45 active listings, 13.33% reduced their price in the month of November. The median listing price for homes in Gladewater fell 8.05% from October to November, bringing the current median listing price to $199,950. Based on projected data for December, listing prices may continue to fall.
