June’s finalized data reported the typical value of a home in the neighborhood to be $584,550—up 8.5% over the previous 12 months. For comparison, city-level data pegged home values at $369,950 in Houston for the most recent reporting period. That number is expected to float around $384,930 in July.

Lazy Brook-Timbergrove had 88 new listings and 54 listings that went under contract in June, decreasing the area’s total available inventory to 60—down 4.76% from the previous month. Inventory is projected to have further decreased in July.

The median listing price for homes in Lazy Brook-Timbergrove grew 2.67% from May to June, bringing the current median listing price to $595,000. Based on projected data for July, listing prices may continue to grow.
