November’s finalized data reported the typical value of a home in the city to be $345,000—down 15.44% over the previous 12 months. For comparison, county-level data pegged home values at $421,980 in Denton County for the most recent reporting period. That number is expected to float around $412,960 in December.
Lake Dallas had 13 new listings and 6 listings that went under contract in November, increasing the area’s total available inventory to 33—up 22.22% from the previous month. Inventory is projected to have further increased in December.
Of those 33 active listings, 24.24% reduced their price in the month of November. The median listing price for homes in Lake Dallas fell 13.04% from October to November, bringing the current median listing price to $330,000. Based on projected data for December, listing prices may continue to fall.
