Several factors help explain this balance. Inventory has dropped about 5.17% since last month to 1,595 homes and is down 15.02% from a year ago, aligning with a relatively lean 3.5 months of supply. At the same time, pending sales are up 15.05% year over year, showing that buyer interest is strong despite fewer new listings, which have fallen 20.93% over the past year. Homes are taking longer to sell than last year at 86 days on market, even though that’s a 12.24% improvement from just last month.
Price trends suggest a cautious environment for both sides of the table. Typical home values have slipped 2.4% year over year and 1.11% month over month, and nearly 27% of listings see a price drop even as the median list price edged up 0.4% recently. Looking ahead to April 2026, projections show typical values softening slightly to about $242,625, with a small dip in inventory to 1,551 and a projected median list price of $250,500.
