Midland’s rolling three-month data through June 2026 shows home values trending higher than a year ago. The typical home value is up about 20 percent year over year, while the median list price has edged slightly lower. Compared with last June, homes are also taking a bit longer to sell, with median days on market moving from 29 to 33 days.

At the same time, activity levels have shifted noticeably. Rolling three-month homes sold dropped sharply year over year, from 89 to just 5, even as pending sales are nearly flat compared with last year. New listings over this period have declined from 694 to 721, and active inventory has risen modestly from 1,068 to 1,231, contributing to an unusually high months of supply figure.

Current conditions still favor sellers according to the market gauge, though the balance is different from past years. Homes are selling for about 97 percent of list price on average, and virtually none are closing above asking. Roughly 43 percent of listings go off the market within two weeks, so well-priced homes can still move quickly.
