Southeast Lubbock is currently tilted toward sellers, with the market gauge at 11 and inventory still relatively limited at 198 homes. Even so, conditions are not extreme, as buyers have more time to decide than in very hot markets, with homes spending a median of 56 days on the market.
Prices show mixed signals right now, with the typical home value at about $165,000, down 7.3% from a year ago but up 3.13% from last month. Listing behavior is a bit more upbeat, as the median list price has climbed to $174,900, rising 6.32% month over month while the typical sale is roughly at list price with an average sale-to-list ratio of 1.0.
Looking at supply and demand, new listings reached 221 in March, nearly flat from last year with a small 0.45% dip, while pending sales at 178 are down 3.26% year over year. Inventory has inched up 6.45% since last month and may reach about 204 homes by April, yet remains 3.41% lower than a year ago, helping keep some leverage with sellers even as buyers gain options.
