Southgate’s rolling three-month data through May 2026 shows home values have pulled back sharply. The typical home value is about $87,000, down more than a quarter from a year ago and well below the broader Lubbock median of roughly $239,000.

Listing and contract activity has slowed compared with last year, but has picked up from recent months. Homes sold in this period are down more than 40% year over year. New listings are also lower than a year ago, and pending sales have fallen nearly 30% from last year.

Inventory conditions point to a softer setting than in the past, even though Southgate is still labeled a seller’s market. Months of supply is around eight, up from about one to three months seen in earlier years and much higher than Lubbock overall at 3.2 months. Homes are taking longer to sell, with the median days on market now about 45, up sharply from single-digit times that were common previously. No recent sales have closed above list price, and list prices have fallen significantly from a year ago, giving buyers more room to negotiate while sellers face stiffer competition.
