Year-over-year, Summit County’s typical home value has fallen sharply, down more than a quarter, even as Utah overall saw a modest increase. At the same time, median list prices in the county have surged by nearly half compared with last year, highlighting a notable gap between what sellers are asking and what buyers are paying.

In the latest May 2026 snapshot, the typical home value sits around $1.35 million, while the median list price is much higher at about $1.87 million. Homes are taking roughly 35 days to go under contract, a much faster pace than earlier in the year when typical days on market stretched well over a month.

Inventory conditions also point to a strong tilt toward buyers, with about 8.1 months of supply in Summit County compared with 4.7 months statewide. With just under 10 percent of homes selling above list price and an average sale-to-list ratio near 97 percent, buyers often have room to negotiate while sellers must price carefully to stand out.
