For comparison, county-level data pegged home values at $364,500 in Fluvanna County for the most recent reporting period. That number is expected to float around $371,750 in June.
Lake Monticello had 34 new listings and 26 listings that went under contract in May, increasing the area’s total available inventory to 44—up 25.71% from the previous month. Inventory is projected to have further increased in June.
Of those 44 active listings, 40.91% reduced their price in the month of May. The median listing price for homes in Lake Monticello grew 1.63% from April to May, bringing the current median listing price to $375,000. Based on projected data for June, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year. In May 2025, the median time for a listed property to go pending was 12 days, compared to 10 days in May 2024. However, in recent months the median number of days from listed to pending appears to be rising. That trend is predicted to have carried through to this June.
