Virginia home prices are trending higher than a year ago, with the typical home value up a little over 4 percent and the median list price up just over 2 percent year over year. Inventory has also expanded, as active listings climbed nearly 7 percent from last June, giving buyers somewhat more choice than they had a year earlier.

In the most recent monthly snapshot for June 2026, the typical home value reached about $464,000 while the median list price was around $436,000. Homes are sitting on the market a median of 37 days and there are roughly 2.8 months of supply, which still tilts conditions toward sellers even with the recent increase in listings.

Buyer activity has softened slightly month over month, with pending sales down about 2 percent and closed sales just under 1 percent lower than in May, even though both are still modestly higher than a year ago. With about 29 percent of homes selling above list price and an average sale-to-list ratio just under 100 percent, pricing remains tight, so Agent Pronto can help both buyers and sellers connect with an agent who understands these shifting dynamics.
