Inventory in Lake Monticello has expanded in the latest rolling three-month view, with active listings up more than 20% year over year to 165. New listings have jumped over 35% from a year ago, adding fresh options for buyers. Even with more choices, homes are still moving, as pending sales are slightly higher than last year.

Homes are taking longer to sell than a year ago, with median days on market rising to around a month and a smaller share selling above list price.
