Listing strategies are shifting as homes take about 40 days to go under contract, even though that is 52.38 percent faster than the prior month and still 60 percent slower than a year ago. Around 34 percent of sellers reduced their price, and only about 6 percent of sales closed above list, with an average sale-to-list ratio of 0.98 showing buyers are negotiating close to asking.
