Stanwood’s rolling three-month snapshot shows more homes coming on the market and more deals getting signed. Active listings are up sharply from a year ago, rising nearly 57 percent to 113, while new listings climbed over 37 percent. Pending sales have grown even faster, jumping about 74 percent year over year, which points to strong buyer interest meeting that added supply.

Prices have adjusted but are still trending higher than last year. The typical home value over the latest rolling period is up roughly 6 percent year over year, and the median list price is also slightly higher than a year ago. At the same time, the average sale-to-list ratio is holding just above 100 percent, and about 22 percent of homes are selling above asking, indicating sellers are still finding buyers willing to pay near list when homes are priced well.

Conditions suggest a seller’s market, but not the overheated pace seen in some past years. Months of supply has fallen to 2.7, down more than 40 percent from a year ago, even as sales volume is up about 62 percent and homes are taking a median of just 14 days to go under contract.
