June’s finalized data reported the typical value of a home in the county to be $267,500—up 93.84% over the previous 12 months. For comparison, state-level data pegged home values at $253,600 in West Virginia for the most recent reporting period. That number is expected to float around $257,700 in July.
Lincoln County had 5 new listings and 6 listings that went under contract in June, increasing the area’s total available inventory to 14—up 7.69% from the previous month. Inventory is projected to have further increased in July.
Of those 14 active listings, 28.57% reduced their price in the month of June. The median listing price for homes in Lincoln County fell 26.78% from May to June, bringing the current median listing price to $175,000. Based on projected data for July, listing prices may continue to fall.
