Morgan County’s housing market has seen notable shifts over the past year. Typical home values are up more than 26 percent year over year, rising well above the statewide median sale price. At the same time, inventory is slightly higher than last year in the county, while West Virginia as a whole has slightly fewer active listings than a year ago.

In the latest June 2026 snapshot, the typical home value sits around $369,000, closely aligned with a median list price near $370,000. Compared with May, sale prices jumped roughly 18 percent and the number of homes sold rose, yet pending sales fell by more than a quarter, suggesting some recent cooling in immediate buyer commitments.

Homes are taking longer to sell, with median days on market stretching to about 65 days and more than doubling compared with last year. Despite that slower pace, months of supply is at 3.3, a bit tighter than the statewide 3.5 months and consistent with the area’s seller’s market gauge. Fewer properties are selling above list price than a year ago, and the average sale-to-list ratio sits just under full asking at about 98 percent.
