Year-over-year, Augusta’s rolling three-month data shows home values and asking prices moving higher, with the typical home value up about 13% and the median list price up nearly 32%. At the same time, homes sold have fallen sharply compared with a year ago, highlighting that fewer properties are actually closing despite higher pricing.

In the most recent rolling period through May 2026, inventory has expanded, with active listings up roughly 68% from last year and months of supply surging to 28.7. Despite that large supply figure, homes that do sell are moving very quickly, with the median days on market down to just 7 days and nearly all recent listings going off the market within two weeks.
