Buffalo County is currently tilted toward buyers, with the market gauge indicating a buyer's market. Months of supply has risen sharply to 3.8, more than doubling from a year ago. At the same time, the typical home value is up strongly year over year, even as other indicators cool.
Recent price patterns show a mixed picture for sellers. The typical home value in August is up about 15 percent from last year, yet the median list price is down slightly year over year, suggesting sellers may be pricing more cautiously. Homes are moving faster than a year ago, with median days on market dropping by about half to just 17 days, even though the share of homes sold above list has climbed to about 40 percent. Compared with the broader Wisconsin market, Buffalo County has lower prices but slightly higher inventory relative to sales.
Sales activity has slowed, with homes sold down by about a third and pending sales falling more than 70 percent compared with last year, reflecting fewer new listings and more choices sitting on the market. Active listings are down more than a quarter year over year, yet rising months of supply means buyers now have more leverage in negotiations.
