Pricing is adjusting to these dynamics, with the typical home value in Columbia County up modestly year over year, while the median list price has grown at a faster double-digit pace. The average sale-to-list ratio just above 100 percent and a rising share of homes selling above asking both point to sellers still holding some leverage on well-priced properties. Compared with statewide figures, Columbia County’s home values are roughly in line with the Wisconsin median, and months of supply match the broader state.
