Inventory in Columbia County stayed relatively tight in July, with about 290 homes listed, down slightly from last year. New listings fell more noticeably year over year, even as homes sold climbed roughly 9 percent. Pending sales also rose compared with a year earlier, showing that buyer activity is holding up despite fewer fresh options.
Home values are trending upward, with the typical home value up about 7 percent from last July and now sitting just above the statewide median. List prices, by contrast, are slightly lower than a year ago, suggesting sellers may be pricing more cautiously to attract offers in a fast-moving environment. Months of supply has dropped more than 20 percent over the year to about 2.9 months, reinforcing Columbia County’s position as a seller’s market.
Homes are taking longer to sell than they did a year ago, with the median days on market now around 55 days compared with much quicker timelines last summer. Even with the slower pace, nearly 35 percent of homes are still selling above list price, and the average sale-to-list ratio is just under 99 percent, indicating limited room for negotiation.
