Columbia County is seeing more homes coming onto the market and moving into contract. Active listings in May reached 283, up nearly 9 percent from April, while new listings dipped slightly from the prior month. Buyers are writing offers briskly, with pending sales jumping almost 58 percent month over month and running nearly 19 percent higher than a year ago.

Prices are responding to this activity with steady upward pressure rather than big swings. The typical home value is about $361,000, up a little over 4 percent year over year, while the median list price is also about 5 percent higher than last May. Homes are taking longer to sell than a year ago, with median days on market at 49, roughly 22 percent higher annually, even though that timeline has shortened compared with April.

Supply conditions show sellers still hold an edge but with more balance than earlier in the year. Months of supply stands at 3.7, above Wisconsin’s 2.9 months but down more than 13 percent from last May, and the county is classified as a seller’s market. Only about 26 percent of recent sales closed above list price and the average sale-to-list ratio is just under 99 percent, suggesting buyers have some room to negotiate.
