Lodi’s rolling three-month data shows notable shifts compared to a year ago. Typical home values are down about 8 percent year over year, while the median list price has climbed a little over 7 percent. Inventory has expanded, with active listings up more than 24 percent from last year.

Looking at the latest rolling period ending in May 2026, buyers are seeing more homes to choose from, with 16 active listings and 12 new listings added. Conditions have eased somewhat, as months of supply has risen to 7.2 compared with much leaner levels seen last year, yet the market is still classified as a seller’s market. Homes are taking a median of 42 days to go under contract in the current three-month window, down from longer marketing times seen in much of the recent past.
