Oconto County home prices have climbed over the past year, with the typical home value up more than 13 percent. Median list prices jumped even faster, rising nearly 27 percent year over year. Sales activity also picked up sharply, with homes sold up about 48 percent compared with last July.

July’s snapshot shows a typical home value of about $325,000 and a median list price near $355,000. Homes are spending around 54 days on the market, down from a year ago, and roughly one in three are selling above the asking price, while the average sale-to-list ratio sits just under 99 percent.

Inventory has expanded, with active listings up about 24 percent year over year and months of supply at 3.5, similar to the state level of Wisconsin at 3 months. New listings surged about 38 percent from last year, even as pending sales slipped modestly, signaling more options but also some cooling in immediate buyer commitments. Compared with the broader state, Oconto County’s annual price growth is stronger than Wisconsin’s roughly 7 percent gain, yet it still registers as a seller’s market overall.
