St. Croix County is currently tilted toward sellers, with the market gauge pointing to a seller’s market and just 2.8 months of supply. Home values are slightly softer than a year ago, as the typical home value is down about 1 to 2 percent year over year and the median list price has also eased.

Inventory and activity are both on the rise, helping explain the seller-leaning but active conditions. Active listings have climbed roughly 7 percent from last year, while homes sold are up about 12 percent and new listings have grown more than 16 percent, giving buyers more options even as demand stays strong.

Demand is showing up in faster movement and solid pricing, though not at the frenzied pace of the past. Pending sales have surged more than 35 percent year over year, and homes now sit a median of 42 days on the market, much longer than last year but still consistent with a busy season, while the average sale-to-list ratio hovers just under 100 percent.
