Inventory in Laramie has expanded in this rolling three-month view, with active listings up more than 10 percent year over year. New listings are also higher than a year ago, rising just over 20 percent, giving buyers more options than last summer. Even with more homes available, months of supply has dipped compared with last year, holding near just over two months and signaling that properties are still being absorbed quickly.
Contract activity has strengthened alongside that extra inventory. Homes sold are up compared with a year ago, and pending sales have climbed by more than 15 percent year over year, indicating steady buyer demand. Buyers are moving more quickly than last summer, with the median days on market now in the mid-teens compared with single digits a year ago but far below the longer marketing times seen in 2023.
Pricing is showing a mixed response to these conditions. The typical home value over the past three months is slightly lower than a year ago, while the median list price is modestly higher year over year, suggesting sellers are testing higher asking prices even as closed values soften. The average sale-to-list ratio has edged down compared with last year, and almost no homes are closing above list price, so negotiation room has widened for buyers.
