Typical home values are down slightly by about 1 percent from a year ago, while homes sold have inched up nearly 2 percent and pending sales are up almost 4 percent, signaling steady demand.

Looking at the latest rolling three-month period ending in April 2026, listings and sales activity have picked up. Active listings are roughly flat year over year, but new listings have dipped nearly 4 percent, and months of supply has fallen more than 25 percent to 3.9 months, tightening the balance between buyers and sellers.

Conditions on the ground reflect faster movement and modestly less aggressive pricing than in previous years. Median days on market have plunged compared with last year, and about 20 percent of homes are selling above list with an average sale-to-list ratio just under 99 percent, pointing to solid but not overheated competition.
