Inventory in Fayette County is relatively steady, with about 68 active listings in May and a small year-over-year increase. Homes are taking much longer to sell, with the median days on market jumping to 106 days compared with much shorter times last year. Contract activity has slowed, as homes sold are down about 41 percent year over year and pending sales are nearly 29 percent lower than a year ago.

Prices are moving differently than sales volume. The typical home value is up sharply versus last year, rising around 91 percent, while the median list price is up a more moderate 35 percent year over year. Despite these gains, the average sale-to-list ratio sits just under 94 percent, indicating that many sellers are accepting noticeable discounts from asking prices.

Supply conditions underline the shift toward buyers, with months of supply at 5.8 in May, well above Alabama’s 4.6 months and up significantly from last year locally. Fewer new listings, down about 43 percent year over year, add another wrinkle by limiting fresh options even as homes linger on the market longer. Only about 11 percent of recent sales closed above list price, a sign that bidding wars are less common than in past periods.
