Inventory in Fayette County shifted notably in August 2026. Active listings climbed about 15 percent from the prior month and are up similarly year over year, while months of supply rose to 7.4, far above Alabama’s 4.8 months. At the same time, homes sold dropped sharply from last year, falling more than 55 percent, even as pending sales surged nearly 35 percent year over year.
Pricing is adjusting to this mismatch between supply and closed sales. The typical home value is down about 8 percent from a year ago, yet the median list price is almost 28 percent higher than last August and jumped over 22 percent just since July. Sellers are getting a bit less of what they ask, with the average sale-to-list ratio edging down to just over 93 percent and a slightly smaller share of homes closing above asking.
Market speed has picked up even with higher inventory, as the median days on market dropped to just over a month, down nearly 38 percent from July and modestly from last year. New listings are arriving faster than last month but still trail last year’s pace, suggesting some owners may be hesitating to list. With Alabama’s typical home selling for significantly more than in Fayette County, local buyers may find relatively better value while sellers face more competition and pricing decisions.
