Inventory in Houston County has been building, with active listings up more than 13 percent year over year to 582. New listings also climbed about 13 percent from last year, giving buyers a wider selection of homes. Even with more choices, homes are taking longer to sell, with the median days on market jumping to 77 and months of supply nearly doubling compared with a year ago.
Contract activity shows a mixed picture as the market adjusts to this higher inventory. Homes sold in May increased nearly 28 percent from April, yet sales were still slightly lower than a year earlier and pending sales declined both month over month and year over year, suggesting some buyers are taking more time to commit.
Prices are holding up despite the slower pace, with the typical home value around $246,500, up nearly 5 percent from last year and close to Alabama’s statewide appreciation. Sellers are negotiating more, as the average sale-to-list ratio sits under 97 percent and the share of homes closing above asking has edged down from a year ago.
