Bellview’s rolling three-month data through June 2026 shows prices easing compared with a year ago. The typical home value is down a bit year over year, and the median list price is also slightly lower. Buyers today are seeing more price stability than last summer, even though values remain relatively close to where they were.

Looking at supply and demand, inventory has tightened notably over the past year, with active listings down nearly a quarter while new listings have fallen by an even larger margin.
