Over the rolling three-month period ending in June 2026, Big Lake’s typical home value rose about 9% compared with a year earlier, landing just under $390,000. At the same time, the share of homes selling above list price dropped notably from last year, signaling that bidding wars are less common than they were.

Inventory has expanded meaningfully on a year-over-year basis, with active listings up about 20% and months of supply higher as well, now at 4.6 months. Even with more homes on the market, sales activity strengthened, as homes sold increased by roughly 25% and pending sales were also higher than a year ago.
