October’s finalized data reported the typical value of a home in the city to be $394,950—up 22.09% over the previous 12 months. For comparison, county-level data pegged home values at $409,500 in Matanuska-Susitna Borough for the most recent reporting period. That number is expected to float around $414,250 in November.
Palmer had 7 new listings and 8 listings that went under contract in October, decreasing the area’s total available inventory to 12—down 7.69% from the previous month. Inventory is projected to have further decreased in November.
Of those 12 active listings, 16.67% reduced their price in the month of October. The median listing price for homes in Palmer fell 0.54% from September to October, bringing the current median listing price to $367,000. Based on projected data for November, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract fell year-over-year.
