Year-over-year trends in Cochise County show prices edging up while activity strengthens. The typical home value is up only slightly from last year, but homes sold have jumped by about a third. Pending sales are also higher than a year ago, pointing to more buyers moving forward with purchases.

In June 2026, the median sale price was about $294,000, with a median list price near $315,000. Homes spent a median of 75 days on the market, and the sale-to-list price ratio hovered just above 97 percent, showing that final prices are generally close to asking.

Inventory and supply help explain the current balance. Active listings are up compared with last year, while months of supply sits around three and a half, placing Cochise County somewhat tighter than Arizona overall, which is closer to four and a half months. A little more than 12 percent of homes sold above list price, and nearly one in four went off the market within two weeks, so well-priced homes can still attract quick interest.
