Year-over-year, St. David’s rolling three-month data shows a sharp reset in pricing, with the typical home value down more than 70 percent and the average sale-to-list ratio lower by about 37 percent. At the same time, the share of homes selling above list has dropped to zero compared with last year, underscoring a cooler price environment even as the area still leans toward sellers.

In the latest rolling three-month period through May 2026, homes are taking much longer to sell, with median days on market at 70 days and up dramatically from a year ago. Despite this slowdown, months of supply has fallen to around 3.2 months, well below last year’s levels, which supports the current seller’s market designation.

Listing and sales activity has also shifted, with active listings down nearly 60 percent year over year and new listings off more than 85 percent, while closed sales have held roughly steady. Pending sales are about half of what they were a year ago, signaling fewer deals in the pipeline even as list prices have edged slightly higher than last year.
