Grant County is seeing more homes available and a noticeable pickup in recent closings. Active listings are up more than 30 percent from a year ago, while homes sold have climbed nearly 82 percent over the same period. Even with this stronger sales activity, new listings are down from last month, which could limit future options if the trend continues.

Homes are taking longer to sell than they did a year ago, with the median days on market now around 39 days compared with much faster sales last June. Months of supply has tightened sharply over the past year and sits just above three months, indicating conditions that are more balanced than in many past periods.

Pricing is adjusting to these shifts in supply and demand. The typical home value is down nearly 10 percent year over year, even as the median list price has jumped more than 36 percent, showing sellers are testing higher price points while buyers negotiate. About 15 percent of recent sales closed above list price, and the average sale-to-list ratio is just over 99 percent, signaling that final sale prices are landing very close to asking.
