Homes are taking longer to sell overall, with a median of 95 days on market, which is 79.25% higher than a year ago, even after a 24.6% monthly drop. Roughly 32.1% of listings saw a price cut, yet about 31.6% of homes still sold above list, and the average sale-to-list ratio is a near-full 0.998, supporting the seller’s market gauge of 35.
