Inventory in Grant County has expanded, giving buyers more options to consider. Active listings are up sharply from a year ago, rising more than 30 percent to reach 105 homes, while months of supply has edged up to 4.3. At the same time, contract activity is strong, with pending sales jumping almost 146 percent year over year and homes sold up about 35 percent.

Pricing is adjusting in response to this mix of higher supply and stronger demand. The typical home value is down slightly from last year, and the median list price has also eased compared with a year ago, even as the state overall has seen home values tick higher. Sellers are still achieving an average sale-to-list ratio near 97 to 98 percent, and only about 11 percent of sales are closing above the asking price.

Pace of sales has shifted noticeably, with the median days on market falling from 98 days in April to just 39 days in May, showing that well-priced homes can move more quickly. Roughly 38 percent of homes go off the market within two weeks, yet overall supply and pricing trends suggest a more balanced environment than earlier in the year.
