Grant County is seeing homes move through the market more slowly, with inventory building. Active listings are up slightly year over year, and months of supply has surged to 7.3, well above Arkansas’s 5.3 months, reinforcing a buyer’s market. At the same time, closed sales have dropped nearly 30 percent from last year, even as pending sales recently ticked up month over month.
Pricing is reacting in different ways depending on the measure you look at. The typical home value is up sharply from a year ago, rising nearly 38 percent, yet the median list price is down about 6 percent year over year and more than 25 percent from last month as sellers adjust to softer demand.
Homes are still taking some time to sell, with a median of 52 days on the market, although that is faster than a year ago. Even in a cooler environment, more than a quarter of recent sales closed above the list price, and the average sale-to-list ratio has edged slightly above 100 percent, showing that well-positioned homes can still draw solid offers.
