February’s finalized data reported the typical value of a home in the county to be $295,000—up 9.26% over the previous 12 months. For comparison, state-level data pegged home values at $263,900 in Arkansas for the most recent reporting period. That number is expected to float around $264,300 in March.

Saline County had 204 new listings and 189 listings that went under contract in February, increasing the area’s total available inventory to 570—up 1.06% from the previous month. Inventory is projected to have further increased in March.

Of those 570 active listings, 23.16% reduced their price in the month of February. The median listing price for homes in Saline County fell 1.72% from January to February, bringing the current median listing price to $285,650. Based on projected data for March, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract rose year-over-year.
