Huntsville’s rolling three-month snapshot shows inventory building and more homes moving into the pipeline. Active listings are up sharply from a year ago, rising about a third, while new listings have jumped nearly 50 percent and pending sales are also higher year over year.

Pricing has softened compared with last year even as sellers are asking a bit more. The typical home value is slightly lower than a year ago, yet the median list price is up around 5 percent and the average sale-to-list ratio is holding near 100 percent.

Conditions are less rushed than they were, with median days on market more than tripling compared with a year ago and months of supply climbing to just under five, even though the area still leans toward sellers.
