February 2026 brought some notable month-over-month shifts in the Heights housing market, with the typical home value easing by 6.73% to about $699,500 while the median list price dropped 18.49% to $635,000. At the same time, homes moved more quickly, as median days on market fell 42.11% to 55 days.
Looking at the bigger picture, values are still up 19.57% from a year ago, underlining how much prices have climbed over the longer term. Inventory has stayed steady month over month at 12 homes but is down 55.56% compared with last year, showing how much choices have thinned out. New listings also declined 65.22% year over year to just 8, and pending sales slipped 47.06%, pointing to slower overall activity.
