Choctaw Valley is seeing some notable month-to-month cooling in this rolling three-month view, with the median list price down about 4 percent from the prior period to roughly $852,000 and active listings dropping from five to three. New listings also slipped compared with the previous three months, and there are now only two homes newly on the market.
Looking back a year, prices have shifted down more sharply, with the median list price falling more than 12 percent over the past twelve months. At the same time, inventory has thinned, as active listings are down about one-quarter from a year ago. New listings are slightly higher than last year, while pending sales have more than doubled, suggesting that a greater share of the limited stock is going under contract.
Longer-term trends highlight how the market has evolved from slower conditions with higher price points in 2024 and early 2025 to today’s lower list prices and tighter supply. Months of supply has previously ranged as high as around 15 months in 2023, compared with only about three months reported in early 2026, underscoring the shift toward a stronger position for sellers.
