Home values in Napa Abajo have moved notably over the past year, with the typical home value over the latest rolling three-month period up more than 16 percent year over year to around $1.28 million, even as it fell sharply compared with the prior three-month period. At the same time, the median list price is slightly higher than the typical home value but is down compared with a year ago, suggesting sellers are adjusting expectations. Prices here sit well above the broader city of Napa, where the median sale price is closer to $860,000 and has edged down slightly year over year.

Listing and contract activity has cooled significantly in this rolling three-month view. Active listings are down more than 60 percent from a year ago, and new listings have dropped by a similar share. Fewer homes are changing hands as well, with closed sales and pending sales each falling by about one-third compared with last year.

Homes that do hit the market are taking much longer to sell, with the median days on market stretching to about 301 days in the latest period, compared with roughly two to three months in prior years. Despite that slower pace, inventory has tightened considerably from the extreme highs seen last year, with months of supply now under five and aligned with a seller’s market reading on the local gauge.
