Napa’s rolling three-month numbers point to a market with more activity moving through the pipeline. Active listings are up slightly year over year, rising about 4 percent to 462, while new listings climbed nearly 16 percent. Even with that added inventory, homes sold jumped almost 36 percent and pending sales are up more than 18 percent compared with a year ago.
Pricing has eased while demand has strengthened. The typical home value over the latest three-month period is down about 4 percent year over year, and the median list price has fallen roughly 6 percent. Buyers also see a bit more breathing room with a median of 50 days on market, up from last year, and an average sale-to-list ratio just under 99 percent.
Even with more homes for sale, supply is still relatively limited at about 3.9 months, and roughly 21 percent of sales are closing above the asking price. Compared with earlier periods when over a third of homes sold above list, this suggests sellers must price carefully while serious buyers still step up for well-presented properties.
