Inventory in Napa has expanded in this rolling three-month view, with about 434 active listings and roughly 260 new listings coming to market. Active listings are slightly lower than a year ago, yet homes sold and pending sales are both up more than 14 percent year over year, indicating stronger contract activity. Months of supply has moved to around 4.2 months, down sharply from last year, which still leans toward sellers even with more choices for buyers.

Prices show a mixed but generally steady pattern. The typical home value is just under $860,000, down a few percent from a year earlier, while the median list price is essentially flat year over year.

Homes are taking longer to sell compared with last year, with the median days on market now around 56 days versus roughly a month a year ago. Fewer properties are commanding bidding wars, as the share selling above list has dropped from more than a third last spring to about 11 percent in the latest period, and the average sale-to-list ratio has edged down to about 97 percent. These trends suggest buyers have gained some negotiating power even as overall demand has improved.
