January’s finalized data reported the typical value of a home in the neighborhood to be $600,000—down 0.0% over the previous 12 months. For comparison, city-level data pegged home values at $640,000 in Riverside for the most recent reporting period. That number is expected to float around $640,000 in February.

Downtown Riverside had 15 new listings and 14 listings that went under contract in January, increasing the area’s total available inventory to 24—up 14.29% from the previous month. Inventory is projected to have further increased in February.

The median listing price for homes in Downtown Riverside grew 3.34% from December to January, bringing the current median listing price to $619,000. Based on projected data for February, listing prices may continue to grow.
