Year-over-year, Corona’s rolling three-month data shows home values holding relatively steady, with the typical home value up only slightly compared to last year. Listing prices, however, are down a bit over the same period, suggesting sellers have become more flexible on initial asking prices. At the same time, the share of homes selling above list has dropped notably from last year, pointing to less bidding pressure than in previous seasons.

Looking at the most recent rolling three months through May 2026, buyers are seeing more choices, with about 630 active listings and months of supply near 3.9, down from a year ago but higher than during the tightest periods in 2024. Homes are taking longer to sell than last year, with a median of 44 days on market, yet sales activity has ticked up slightly year-over-year as homes sold have increased and pending sales are only modestly lower.

Closer pricing between buyers and sellers is reflected in an average sale-to-list ratio just under 100 percent, indicating many properties are trading near their asking prices rather than far above. New listings have fallen compared to last year’s rolling period, so even with softer bidding wars, desirable homes can still move quickly.
