Inventory has built up to roughly 4.8 months of supply, a large year-over-year increase that contrasts with the tighter 2.7 months seen across Riverside as a whole.

Recent history underscores how dynamics have shifted: in mid-2024, around 60% of Eastside homes sold above asking, but that share has now fallen to just over one in five. Sale-to-list ratios have edged just below 100%, and pending sales are running about 11% lower than a year ago, pointing to more measured buyer activity.
