Even with fewer homes coming to market, closed sales are slightly higher than a year ago, indicating demand is holding up.

Pricing power remains firm but not overheated. About 27 percent of homes are selling above list price and the average sale-to-list ratio sits just under 99 percent, showing buyers still have to come close to asking to win, even as pricing growth cools. Compared with California overall, Riverside County offers lower typical values than the statewide median of about $770,000, which can draw additional interest into a limited inventory pool.
