Buyer activity is solid but slower than last year, with 2,562 pending sales and a year-over-year decline of 10.64 percent. Fewer new listings, down 22.22 percent from a year ago, are helping keep months of supply at 4.2, which still leans toward sellers.
Pricing is holding fairly steady, with a typical home value around $600,000, noticeably lower than the California average of $820,800. List prices are edging up, with the median list price at $635,000 in February and projected to rise slightly to $638,375 in March, while projected inventory may ease to 7,856 homes. Days on market have lengthened to 73, up more than 37 percent from a year earlier, showing that buyers have a bit more time to make decisions.
Sellers still have an advantage overall, reflected in a seller’s market gauge of 31, but they are making some concessions. Nearly 24 percent of homes have price drops, and the average sale-to-list ratio sits just under full price at 0.98, with about 26 percent of properties selling above asking.
