New listings actually climbed nearly 10 percent from the prior month, even as overall active inventory was down almost 8 percent from a year ago. With 4.2 months of supply and a neutral market gauge, conditions are balanced between buyers and sellers.
Prices are edging down slightly while holding close to prior-year levels. The typical home value is about 0.2 percent lower than a year ago, and the median list price is up a modest 1.7 percent year over year. Compared with the broader California market, Riverside County’s typical home value sits well below the state median, offering a more affordable option relative to many parts of the state.
Days on market suggest buyers still have some breathing room, with the median home taking 56 days to sell, a touch faster than a year ago. Sellers are seeing an average sale-to-list ratio just under 99 percent, and roughly one in four homes is still closing above the asking price, though that share has eased slightly over the past year.
