Even with fewer options, homes sold jumped more than 12% from May and are up about 11% compared with a year ago.
Prices are adjusting modestly in response to this mix of softer inventory and steady demand. The typical home value is just over $608,000, down a little more than 1% from both last month and last year, while the median list price has inched up nearly 3% year over year. Homes are taking a median of 49 days to sell, noticeably faster than earlier in the year when they were often on the market for two months or more.
Overall supply sits at about 3.3 months, slightly tighter than California as a whole and consistent with Riverside County’s seller’s market reading. Nearly 29% of homes are still selling above list price, and the average sale-to-list ratio is just under 99%, suggesting sellers are generally achieving close to their asking prices.
