Inventory has eased month over month, down 3.42 percent, and is running 19.38 percent lower than a year ago, which helps explain the current 3.4 months of supply.
Pricing is adjusting to this tighter backdrop, but not surging. The typical home value is about $615,000, a bit below the California average of $855,300, and it edged up 2.5 percent from the prior month even though it is down 0.81 percent year over year. Sellers are still often negotiating, with homes selling for about 98.7 percent of list price on average and roughly 29.1 percent of listings seeing a price drop.
Buyers are moving more quickly than earlier in the year, with median days on market falling to 54 in March, down 26.03 percent from the prior month, though slightly higher than a year ago. Looking ahead to April, projections point to a typical home value of about $622,500, a median list price near $631,002, and inventory slipping toward 7,876, all consistent with a seller’s market reading of 28 on the local market gauge.
