Frisco is currently tilted toward sellers, with the market gauge reading as a seller’s market. Inventory has built up to about four and a half months of supply in this rolling three-month view, much higher than a year ago. Even with that additional choice, the average sale-to-list ratio sits just over 97 percent, so sellers are still achieving prices close to asking.
Prices are moving higher over the year, which helps explain the seller lean. The typical home value is up around 9 percent year over year, and median list prices have climbed by nearly 30 percent, indicating that sellers are testing higher price points. At the same time, the share of homes selling above list has dropped to about 5 percent, and the median days on market has fallen roughly one-fifth compared with last year, suggesting buyers have a bit more room to negotiate while well-priced homes still move at a reasonable pace.

Active listings are also up year over year, giving buyers more options even as many properties still sell in just a few weeks.
