The typical home value in Grand County is projected to be $725,000 for the month of January. December’s finalized data reported the typical value of a home in the county to be $750,000—down 16.2% over the previous 12 months. For comparison, state-level data pegged home values at $594,300 in Colorado for the most recent reporting period. That number is expected to float around $591,350 in January.
Grand County had 61 new listings and 68 listings that went under contract in December, decreasing the area’s total available inventory to 419—down 18.64% from the previous month. Inventory is projected to have further decreased in January.
Of those 419 active listings, 13.37% reduced their price in the month of December. The median listing price for homes in Grand County fell 24.28% from November to December, bringing the current median listing price to $795,000. Based on projected data for January, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In December 2025, the median time for a listed property to go pending was 79 days, compared to 92 days in December 2024. However, in recent months the median number of days from listed to pending appears to be rising. That trend is predicted to have carried through to this January.
