Lower East Side’s rolling three-month snapshot through May 2026 shows prices ticking up recently while inventory shifts lower. The typical home value is about $185,500, up over 13% from earlier in the spring, even as months of supply has dropped from 6.0 in March to 4.4.

Compared with a year ago, values are slightly lower, but list prices have inched up nearly 5%. Homes are moving much faster than last year, with median days on market down sharply to just 13 days.
