December’s finalized data reported the typical value of a home in the neighborhood to be $177,500—down 3.01% over the previous 12 months. For comparison, city-level data pegged home values at $257,000 in Pueblo for the most recent reporting period. That number is expected to float around $273,000 in January.

State Fair had 20 new listings and 23 listings that went under contract in December, decreasing the area’s total available inventory to 34—down 10.53% from the previous month. Inventory is projected to have further decreased in January.

The median listing price for homes in State Fair fell 0.02% from November to December, bringing the current median listing price to $219,950. Based on projected data for January, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract fell year-over-year.
