Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Mar 2026 - May 2026).

Northside’s rolling three-month numbers point to a cooler market compared with a year ago, with the typical home value down sharply and now around $165,600, far below the broader Pueblo median of about $245,300. Homes are also trading at a lower average sale-to-list ratio near 94.6% and only about 10% of properties are selling above list price, a noticeable decline from last year.

Looking at the latest period ending in May 2026, inventory has grown to roughly 69 active listings and months of supply has expanded to about 6.5, well above the citywide figure of 4.7 months. Even with this higher supply, homes are spending a median of just 43 days on the market, faster than many points over the past two years and suggesting that reasonably priced homes can still attract buyers.

Transaction activity has slowed, with homes sold over the recent three-month window down more than a third year over year and pending sales also lagging last year’s pace. At the same time, the median list price is slightly higher than a year ago, indicating sellers are still testing pricing power despite softer closed-sale trends. With these mixed signals for both pricing and pace, buyers and sellers in Northside can benefit from an Agent Pronto–recommended real estate professional who understands the data and can guide them through their next move.
