September’s finalized data reported the typical value of a home in the county to be $360,000—up 70.21% over the previous 12 months. For comparison, state-level data pegged home values at $617,500 in Colorado for the most recent reporting period. That number is expected to float around $618,000 in October.
Rio Blanco County had 7 new listings and 11 listings that went under contract in September, decreasing the area’s total available inventory to 28—down 12.5% from the previous month. Inventory is projected to have further decreased in October.
Of those 28 active listings, 35.71% reduced their price in the month of September. The median listing price for homes in Rio Blanco County fell 31.78% from August to September, bringing the current median listing price to $199,500. Based on projected data for October, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract fell year-over-year.
