Darien Downtown’s rolling three-month data through April 2026 shows meaningful shifts from a year earlier. Typical home values are down compared with last year, with the median sale price falling about 15 percent year over year. At the same time, the median list price is up more than 20 percent from a year ago, pointing to a gap between seller expectations and what buyers are paying.

Looking more closely at the latest rolling period, inventory has thinned out over the past year even as it doubled month over month, with active listings still down roughly 40 percent compared with last year.
