Mystic’s rolling three-month data through May 2026 shows more movement in listings and contracts even as overall activity runs below last year. Active listings are at 62 with months of supply up to 3.1, nearly double year-ago levels, while homes sold over the period are down about 27 percent year over year and new listings are also lower than a year ago.

Pricing has pushed higher despite that slower sales pace, with the typical home value around $670,000, up roughly 22 percent from a year earlier. At the same time, the median list price is down more than 16 percent year over year, suggesting sellers are moderating asking prices even as closed sale prices trend higher.

Seller leverage has cooled from earlier peaks but remains meaningful, with about 44 percent of recent sales closing above list and an average sale-to-list ratio just over 101 percent. Homes are taking longer to sell than a year ago with a median of 30 days on market, yet nearly 58 percent still go off-market within two weeks, highlighting strong buyer interest for well-priced homes.
