October’s finalized data reported the typical value of a home in the city to be $2,637,500—up 51.8% over the previous 12 months. For comparison, county-level data pegged home values at $650,000 in Fairfield County for the most recent reporting period. That number is expected to float around $640,250 in November.
Old Greenwich had 8 new listings and 11 listings that went under contract in October, decreasing the area’s total available inventory to 11—down 26.67% from the previous month. Inventory is projected to have further decreased in November.
Of those 11 active listings, 18.18% reduced their price in the month of October. The median listing price for homes in Old Greenwich fell 3.67% from September to October, bringing the current median listing price to $3,997,500. Based on projected data for November, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract rose year-over-year.
